ASBESTOS

Per the Air Quality Control Commission’s Regulation 8, Part B, asbestos building inspection is required in Colorado for demolition, renovation and remodel projects that disturb suspected asbestos-containing materials at the regulated trigger levels. State and Federal regulations require this be performed by a state certified asbestos building inspector.

Asbestos is a naturally occurring mineral fiber used widely in various building materials for desirable properties such as heat resistance, strength, and insulating capabilities. However, asbestos poses serious health risks when its fibers become airborne and are inhaled. Prolonged exposure to asbestos can cause lung diseases, including asbestosis, lung cancer, and mesothelioma.

While its use has significantly decreased in recent decades, asbestos-containing materials may still be present. Common places to find asbestos include insulation materials, tapes, flooring and ceiling tiles, and textures paints and finishes.

LEAD-BASED PAINT

According to the EPA, if a home, apartment, or child-occupied facility was built prior to 1978, all surfaces affected by a renovation covered by the EPA’s Renovation, Repair, and Painting Rule (RRP Rule) must either be tested for lead-based paint or presumed to contain lead-based paint.

Lead-based paint is a type of paint that contains lead as a pigment. It was commonly used in the past for its durability, color stability, and water resistance. Lead-based paints were widely utilized in residential, commercial, and industrial settings, with their popularity peaking in the early to mid-20th century.

In the United States, for example, residential use of lead-based paint was banned in 1978. However, buildings constructed before this date may still contain lead-based paint, posing a risk of exposure if the paint deteriorates or is disturbed during renovations or repairs. Lead-based paint can be found on many details of the home, including window trim, siding, and doors.
