WHAT IS ASBESTOS?

Asbestos is a naturally occurring mineral fiber that has been widely used in various building materials for its desirable properties such as heat resistance, strength, and insulating capabilities. However, asbestos poses serious health risks when its fibers become airborne and are inhaled. Prolonged exposure to asbestos can cause lung diseases, including asbestosis, lung cancer, and mesothelioma.

WHERE IS ASBESTOS COMMONLY FOUND?

Asbestos is commonly found in various building materials. Some common materials include:

  • Vinyl floor tiles, adhesives and backings

  • Suspended ceiling tiles and textured ceilings and walls, including popcorn ceilings

  • Ductwork tapes and pipe wraps

  • Vermiculite insulation

  • Roofing shingles and felt paper

  • Siding and decorative features

DO I NEED AN ASBESTOS BUILDING INSPECTION?

Asbestos in building materials does not pose an imminent threat if the materials are intact or undisturbed. Unless you are planning renovations, testing may not be necessary during a real estate transaction. Consult with your real estate agent or our Environmental Consultant to determine if this inspection is right for you.

If you are planning renovations or demolition, disturbing asbestos-containing materials without proper precautions can release harmful fibers. An inspection is essential before such activities to ensure safe practices and protect your family from exposure during home improvement projects.

Per the Air Quality Control Commission’s Regulation 8, Part B, Colorado requires an asbestos building inspection for demolition, renovation, and remodel projects that disturb suspected asbestos-containing materials at regulated trigger levels. State and federal regulations mandate that this be performed by a state-certified asbestos building inspector.

Adhering to asbestos regulations and guidelines is crucial for maintaining a safe living environment. A professional inspection ensures compliance with safety standards, helps meet legal obligations, and guarantees your family's well-being. Homes with documented asbestos inspections and proper management plans may have higher market value and appeal.

When considering resale value, a clean bill of health regarding asbestos adds extra assurance for potential buyers.

Vermiculite insulation is known to contain asbestos, and can be identified as part of your home inspection.
