On May 3, 2021 the City of Denver approved the “Healthy Residential Rentals for All” ordinance requiring eventual rental licensing of all landlords within the City of Denver. As a part of the new ordinance, all individuals and companies offering residential rentals will be required to get a property inspected by an appropriately certified home inspector. As members of the International Association of Certified Home Inspectors, Inc. (InterNACHI), all Alpine Building Performance, LLC. Home Inspectors will be certified to perform these inspections.
As a company founded on ensuring the health, safety, and comfort of building occupants, Alpine Building Performance, LLC is a strong supporter of this program. In order to help ensure that an effective program is implemented, we have taken a seat on the City of Denver Residential Rental License Advisory Group. We are excited to be involved with this program and will have detailed insight into the rental inspection program as the rules and regulations evolve.
The licensing will come in three phases as follows:
Phase 1 – January 1, 2022 – Landlords can early license for any rental dwellings owned within the City of Denver
Phase 2 – January 1, 2023 – Landlords owning any rental units with 2 or more dwelling units on a parcel will be required to be licensed by the City of Denver
Phase 3 – January 1, 2024 – Landlords owning single rental dwellings will be required to be licensed by the City of Denver
We recommend that all landlords owning property in the City of Denver begin planning for their licensing program as the applications will likely require some lead time to process and getting an inspection for a rental property may not necessarily be easily scheduled at the last minute.
