Commercial Add-On Services
Radon testing
Radon is a naturally occurring, odorless gas that can pose significant health risks if present at elevated levels. Our process involves placing a small electronic radon monitor in the lowest living space of the property, such as a basement or ground floor. The device collects hourly air samples over a 48-hour period, providing a comprehensive assessment of radon levels.
If elevated radon levels are detected, we can provide recommendations for certified contractors to install a mitigation system. Costs for mitigation vary depending on the scope of the project.
sewer scope inspection
A sewer scope inspection use a specialized camera to evaluate the condition of a property's sewer line, helping to identify potential issues such as obstructions, broken pipes, or root intrusions. A sewer backup can lead to extensive damage and costly repairs. Sewer line issues often require significant excavation and, in some cases, street or sidewalk repairs. Repairs can range from $5,000 for minor fixes to $25,000 or more for extensive work involving public infrastructure.
Mold+air quality testing
Airborne mold spores can pose health risks, even in the absence of visible mold growth. ABP offers professional testing as an add-on to our commercial inspection services. This service includes three air samples, which are sent to a nationally accredited laboratory for analysis. Additional samples can be ordered in advance or requested on-site.
Our air + mold testing service is designed to:
Identify and quantify mold spores present in the air.
Provide detailed reports within 24 business hours.
water quality testing
Understanding the quality of a property’s water supply is crucial for health and safety. ABP’s water quality testing identifies harmful pollutants and evaluates overall water safety. Our testing package includes:
Sampling from the primary water source.
Analysis of lead and copper concentrations using EPA-approved methods.
Assessment of pH, alkalinity, hardness, and chlorine levels.
Tests are conducted by our Environmental Department, and reports delivered within 24 hours.
lead-based paint inspection
Buildings built before 1978 may contain lead-based paint, which poses significant health risks, especially to children and pregnant women. ABP’s lead-based paint inspection service identifies potential hazards and provides actionable insights to ensure a safe living or working environment.
Key considerations:
Before Purchasing or Renting: Federal law requires sellers and landlords to disclose known lead-based paint hazards for properties built before 1978. Buyers and renters are entitled to a 10-day inspection period.
Before Renovations or Repairs: Renovating older properties can disturb lead-based paint, releasing harmful dust or chips. Identifying and addressing these risks beforehand ensures safety.
